Lot For Sale – CHAPALA VILLAGE – LAKE VIEW
$1,400,000 pesos
SEGUNDA DEL CERRITO 21, Chapala, Jalisco, 45900, Chapala
As the municipal seat of Chapala, the town of Chapala is a sought after location. The tax revenue from nearby Ajijic and San Antonio helps fund Chapala’s expansive boulevards, plaza and Malecon with the towns parks and infrastructures typically being well maintained. A building lot in the town is rare. When they do come on the market, they tend to be small. One of the reasons Chapala was chosen as the municipal seat was its large flat area that allowed orderly grid streets but that also means most homes in Chapala do NOT have Lake Views UNLESS they are actually on the lake. This building lot is The Exception !!!
Located on the hillside above the plaza and the main commercial Street Calle Francisco Madero, the lot looks out over the village toward the Cultural Center (formerly the train station) and the lake to the east. With the hillside behind the lot to its west and the lake now located to the east as well as the south, it also allows a lovely cooling breeze across the property. The area above the Plaza is known as San Miquel and has its own small church. The neighborhood is friendly working class with a few expats mixed in. The lot is in the interior of a block surrounded by homes. The wall to the street is 7.5 meters and is gated. The lot opens up to 19.5 meters wide as you move forward. The homes to the far east side are at a lower elevation and so allow the village and lake view. The San Miquel community is an up and coming area adjacent to the Lourdes area which has seen phenomenal growth with large Mexican Modern view homes. In anticipation of supporting the up and coming community of San Miquel, in the last 2 years the municipality has repaved the entrance streets leading into the San Miquel colonia -Calle Manzanillo and Calle Miquel Martinez.
For a buyer planning on building on a lot, available stable utilities is important. There is a strong appeal to have a lot with established utilities available in the town center offering municipal water and sewer. Lots in the Town center are unusual and sure to increase in value as a sound investment.
